How Property Styling Pricing Works in Sydney

Property styling is priced per project rather than from a fixed price list.

Each home is different. A one-bedroom apartment with a short campaign requires a different level of supply and time compared to a large, luxury home with multiple living areas and a longer campaign.

While the pricing varies, the structure behind it is consistent. Once you understand what goes into a quote, it becomes easier to assess whether the cost is aligned with your property.

What Affects the Cost of Property Styling

The cost of styling a property in Sydney is driven by a few key factors.

Property size and number of rooms

More rooms require more furniture, styling time, and installation work. Smaller apartments sit at the lower end, while larger homes naturally require a higher investment.

Full styling versus partial styling

Full styling involves supplying all furniture and décor. Partial styling works with existing furniture and supplements what is needed. You can explore both options through full property styling and partial property styling.

Furniture and styling level

Different homes require different levels of styling. A higher-value property may need a more refined finish, while a more modest home does not need to overspend.

Hire period

Most styling campaigns run for six or eight weeks. Longer campaigns or extensions are priced accordingly.

Access and logistics

Factors such as stairs, lifts, and parking can influence installation time and are considered in the quote upfront.

Location

Most Sydney properties fall within standard coverage. For areas further out, this is addressed clearly in the quote.

Full Styling vs Partial Styling Cost

The most important decision affecting cost is whether your property requires full or partial styling.

Full styling means the home is completely furnished and styled.

The cost reflects the full scope of supply, but it also delivers the strongest transformation in presentation.

Partial styling works with your existing furniture and enhances it with carefully selected pieces.

Even a smaller styling scope can change how a property is perceived. Improving layout, balance and presentation can strengthen the emotional response from buyers and support a better campaign outcome.

The final cost depends on the amount of furniture required, the style of the property, and factors such as location and access.

What’s Included in a Property Styling Quote

A clear quote should show exactly what you are paying for.

Any additional items or changes are outlined separately so there are no surprises.

The Return on Investing in Property Styling

The cost of styling is best understood in the context of the sale outcome.

Even a small improvement in the final sale price can outweigh the cost of styling. For many Sydney properties, the difference in presentation directly influences how the campaign performs.

Why Lower-Cost Styling Is Not Always Better Value

A lower quote does not always lead to a better outcome.

These factors may not be obvious at first, but they can affect how buyers respond to the property.

The goal is not to minimise the upfront cost. It is to achieve the strongest possible result at sale.

How to Get an Accurate Property Styling Quote

The most accurate way to understand cost is through an in-home assessment.

The process typically involves:

Initial Enquiry

Provide the property details and campaign timing

In-Home or Floor Plan Assessment

The property is reviewed to confirm scope

Itemised Quote

A detailed quote is provided within 24 hours

Decision and Booking

Once confirmed, installation is scheduled

This approach ensures the pricing is clear and tailored to your specific property.

Payment Terms

Styling fees are payable prior to installation.

All costs are outlined upfront in your quote so you can plan accordingly. Flexible payment options may be available depending on the campaign.

Frequently Asked Questions

How much does property styling cost in Sydney on average?

Costs vary too widely for an “average” figure to be useful. A small partial styling job sits at one end of the range; a full styling job on a large luxury home sits at the other. The honest answer for any specific home comes from an in-home assessment, which we provide free of charge. As a rule of thumb, the styling investment is usually a small percentage of the property’s expected sale price.

On most Sydney homes, yes. Even a 1 to 2% uplift on the final sale price typically more than covers the styling cost, a 7 to 10% uplift can be life changing. Styled homes often sell faster too, which reduces campaign carry costs. The ROI tends to be strongest on properties where presentation is the deciding factor between an okay sale and a strong one.

Partial styling is generally a marginally lower investment than full styling because we work alongside your existing furniture rather than replacing it. That said, partial is not always the cheapest path; if the existing furniture needs to be heavily supplemented, the savings narrow. The cheapest option is whichever produces the best sale outcome for the cost, which we will help you determine during the assessment.

Speak with us about flexible payment options that may suit your situation. Standard terms are payment prior to installation, but we are happy to discuss alternatives such as our popular “Style Flow” finance product.

No. Every quote we send is itemised so you can see exactly what you are paying for. The quoted price is the price you pay; the only time the cost would change is if the scope changes mid-campaign, in which case we send a clear amended quote upfront.

Yes. Collection at campaign end is included in the standard quote. We coordinate access and complete collection in a single visit.

Furniture hire alone gives you the pieces but not the design, layout, or presentation work that turns a furnished home into a sale-ready one. Property styling includes the design and installation work, the soft styling, layout decisions, artwork, finishing touches, that make the difference at sale. The cost is higher than pure hire, and the outcome is fundamentally different.

We can also provide you with a  quote based on a floor plan if available.

Same-day response on new enquiries. The in-home assessment is usually booked within a few days, and the itemised quote follows within 24 hours of the assessment.

Hire extensions are charged pro-rata against the standard hire fee. Just let us know as early in the campaign as you can and we will confirm any extension cost in writing.

No travel surcharges in our core Greater Sydney coverage area. For properties on the outskirts, a small travel allocation may apply, which we flag in the quote upfront.
